I grew up in Maine, Penobscot Bay all the way to Falmouth Foreside where my Grandparents lived. I just skimmed through every single offering on C-list and deleted all but one, and that was a kinda sad lot up in Island Falls. I was an appraiser, licensed broker, registered Maine Guide, forester and now lawyer. The prices have been driven through the roof by flatlanders and the municipalities are swooping in, taking advantage and property taxes are going through the roof while the towns follow the "guidance" of the Maine Municipal Association and constantly expand their employment base. I was hoping to find something reasonable between Carrabassett, Naskeag Point, Houlton and Greenville. Every single listing is overpriced or junk. Every one. And there are now many, many towns that have jacked the tax bills beyond the reach of average Mainers. Disgusting. So stay all cash and wait. It's going to crash like it did in '89 and again in 2008. There's going to be so much property available because there's so much now completely underwater. Watch out you don't get stuck.
