A PERFECT owner-occupied building. Read this excerpt from my book for an analysis between owing a house vs. owing a 2-4 unit and living in one of the units.

26 Prospect St. in Waterville is an "up and down" duplex. The first floor apartment features 3 bedrooms, formal dining room, fire placed living room, large eat-in kitchen, bathroom with full tub, full-sized laundry room and large covered porch.

The second floor was the former owner's unit, and he kept all the original varnished wood work and built-in glass fronted book cases, and 9' ceilings. The layout is the same as the first floor (including fireplace!) except there is an upstairs with 3 additional semi-finished rooms and separate heating zone. Each apartment is larger than a typical house and has its own boiler and hot water heater. Both units have mostly original hardwood flooring. We have just installed all new vinyl replacement windows and brand new roof!

See for financial data, improvements, etc. as well as other properties for sale. I am very sensitive to our busy, professional tenant's comfort, so I must insist on only pre-approved buyers for showings. You DON'T need to be pre-approved to ask questions though, so please feel free!

2. Notification from you that you have driven by the property and viewed it from the outside and read all the material sent to you via email regarding the specific properties you're interested in. The purpose of this requirement is twofold. To keep tenant disturbances to a minimum and to make sure you know everything about the property, positive and negative, in order to better judge whether or not pursuing a deal is worth your time.
