3 acre lot in Avon maine. Has a older home on it, last few photos. Recently started building a New camp. Camp has some post and beam otherwise traditional framing. Older home has plumbing and electric. Plan was finish new camp and put older home in dumpster, we dont want to fix up old camp not worth it. No building codes in Avon so you can easily put another bunk house or small cabin on property. New camp only sheds water. Will need electric panel I believe cmp will give you a pole bc its a short distance from older camp. Their is a spring with a well tile that stays full, our plan with that was run a pump and put water in a larger holding tank. Interior NEEDS finishing.

Foot print of camp is open kitchen, dining area with nook, living room, bedroom, large bath, 2 lofts with cat walk that can be used as bedrooms. Lofts are tall so you can easily stand up in rooms. Outside is board and batten. With large 8ft front porch. Camp is 20x36
1000 square ft plus the larg rd porch

Enjoy the beauty of the western mountains and the Sandy River from the front porch. River is directly across the street enjoy a dip on those hot summer days. This location offers access to the best of Maine living. ATV trail access is just down the road. You could be skiing on the slopes of Saddleback Mountain within a 20-minute drive or travel a bit further to Sugarloaf. The Rangeley Lakes Region offers excellent hunting, fishing and trail riding. Return home at the end of the day to your own cozy cabin. Camp is perfectly nestled into the hillside with views of the surrounding beauty. Life may be quiet in rural Maine, but it doesn't have to be boring. Our plan was to keep it 3 season but with a little extra work tou could make this into a year around home
