The property consists of 33 acres of land, mostly hardwood, located in Washington Plantation and bordering the town of Wilton Maine, it's located in an Unorganized Territory so the taxes are very low and have only been about $180.00 a year, the land is in Tree Growth and has recently had the plan renewed and the perimeter has been re-blazed making it easy to see the boundary so it won't need to be done for about another 8 years. Two acres have been removed from Tree Growth to build on and do what you want and the tax penalty has already paid for removing it, this land is not clear cut or stripped off, it has lots of forest and some old skidder roads from about 15 years ago, there is a stream passing through, I had a septic design professionally done on the land so you would be all set if you wanted to put in a septic system or you can do a primitive system or "out house". This property has a deeded right of way from the Tobin Flat Rd. It's remote and private with lot's of wildlife, there are lot's of bears, also Moose and deer. You can leave your camp and be in downtown Farmington in only about a 15 minute drive so you are close to shopping and a hospital, lot's of recreation in the area, the land is just minutes from a beautiful golf course and fishing on Wilson Lake in Wilton. The lower part of the property has level buildable locations and some rolling hills and it elevates to the very top of a small mountain giving some beautiful sunrises and sunsets. I priced a dug well and was told between $2,500 & $3,000, a solar power array was under $5,000. It's 5,063 feet around the circumference of the lot so it's just shy of a mile around the border line, a great morning walk.
Directions from the center Wilton go rte 156 on the Weld Rd. you will pass the Wilton Town Office on your left and shortly after that the Golf Course will be on your left, watch for the Tobin Flats Road also on the left, turn onto Tobin Flats Rd, it starts uphill and is a little rough at first, then you’ll come to an intersection where the road swings left but you stay STRAIGHT, go about 1/2 mile you’ll come to a big granite marker on the right, turn right at that granite post and you’ll see a gated or chained off lot, look to the right of that chained lot and you'll see the road goes right GO RIGHT at that chained lot, then you're on the beginning of the deeded right of way and the road goes downhill a little to a small bridge, once you cross the bridge it slopes up a little and you’ll come to the property line, you should see a little yellow “caution hunter” sign, that’s the front of the property line bordering Wilton and Washington Plantation and it’s blazed all the way around from there. This is mostly a 3 season property at this time because it's only plowed about 1/2 way in, if you have the means to plow then you're all set for the winter and 4 season occupancy, otherwise you can drive 1/2 way in and either use a snowmobile, ATV with tracks or snowshoe in. I'm not looking to owner finance but I would consider trading it for a lot with around 5 acres that has a small camp on it. I'm negotiable.
